Case Study – Black Gold RV Park

In early 2024, we took over an RV project in Gardendale/Midland and added 38 brand-new pads with new septic, electric, roads, and landscaping, reactivated 23 existing pads, upgraded utilities and Wi-Fi, refreshed common areas (including pool), and put on-site management in place. We completed the redevelopment in four months. The park reopened as Black Gold RV Park, leased to 100% occupancy with a waitlist within 4 months.
Current Development – Greenwood RV

We’re underway on our next RV park community in Greenwood, Texas, east of Midland. We purchased a 15-acre ranch and will be developing it into 140/pad RV park. The area’s energy-driven growth keeps demand high for RV parks with the amount of transient employment. Most of the RV parks nearby don’t have amenities, making this an ideal spot for a clean, well-managed park with reliable utilities, amenities, and on-site management.
LEADERSHIP
Bio
Philip Bernhisel oversees underwriting, project management, financing, dispositions, and asset management for Ascend Equities. He focuses on capital structure, project execution, and operational performance across the firm’s portfolio.
Earlier in his career, Philip worked with Deloitte & Touche, advising major developers including Macerich on financial reporting and strategy. He later joined Barry Slatt Mortgage in San Francisco, where he helped structure and place more than $700 million in commercial real estate debt across multiple asset types.
Outside of his professional commitments, Philip enjoys traveling, playing guitar, golfing with friends and family, rock climbing, and surfing when he can. He earned a Bachelor of Science in Accounting from the University of Southern California.
Bio
Patrick Griffith leads acquisitions, underwriting, due diligence, and property management for Ascend Equities. He focuses on sourcing opportunities, evaluating risk, and implementing systems to optimize performance from acquisitions to operations.
He began his career in real estate development, working alongside resort, hospitality, and luxury home builders. In 2019, he transitioned to investment lending, collaborating with investment advisory groups and individual investors to acquire single-family homes across multiple U.S. markets. Over his career, Patrick has facilitated more than 1,400 transactions and over $300 million in investment mortgage debt.
Outside of work, Patrick enjoys time with his family, cooking, spending time outdoors, golfing, rock climbing, and building cars and Jeeps.
